Challenge

Our client, Girl Scouts of San Gorgonio Council was looking to acquire a space to further their vision and legacy, building girls of courage, confidence, and character, and in addition, to operate their thriving cookie distribution and fundraising business. The challenge was to find a building that fit their budget and was large enough to grow membership and expand their fundraising business in a strong rental and sales market.

Solutions

The goal of the tenant was to enter a long-term lease, at below market price per square foot, for a property that provided for membership growth, increased development programs and fundraising expansion.  We identified a multi-unit office and industrial  property with a vacant unit consisting of approx. 10,299 square feet of rentable space.  As a result, Girl Scouts was able to occupy a property that exceeded their requirements for future membership growth and cookie distribution. We were able to negotiate, on their behalf, a long-term lease with options and at below market rent.  In addition, this transaction allowed our client to significantly expand their ability to provide the preeminent leadership development and programs so that every girl has an opportunity to practice a lifetime of leadership, adventure, and success.
