Tenant Representation Assignment – Learn4Life, Hybrid Charter School

Challenges:

The assignment required us to identify a stand-alone office property to head-quarter a Hybrid charter school in the Lancaster/Palmdale area with a minimum of 12,000 RBA and no larger than 18,000 RBA on a 1 acre+  paved parcel.

  • Meet tenant’s space requirements in a sub-market with very few single tenant stand-alone office properties on a large, paved lot.
  • Property must be centrally located and close to freeway with convenient ingress/ingress.
  • Must be close to public transportation and amenities.

Solutions:

Utilizing our personal network and market knowledge, we identified a recently vacated property that was constructed specifically for the Social Security Administration.

Results:

  • The identified building met the size and location requirements.
  • We negotiated a long-term full service gross lease with 2-5year options and with nominal annual increases.
  • We were successful in negotiating a turn-key property with new paint, flooring, window blinds, update all restrooms and construct 66 linear feet of interior wall at landlord’s sole cost.
